Phase 2

Pre-Construction & Procurement

This phase is where the project is won or lost. We move from vision to a granular execution plan.

Design Development:

Value Engineering:

Identifying cost-saving alternatives for materials or construction methods without compromising the aesthetic intent.

Phase 3

Project Execution (General Contracting)

The physical transformation begins. Our role shifts to intense site management and quality control.

Site Mobilization:

Establishing site safety protocols and logistics.

Schedule Management:

Utilizing Critical Path Method (CPM) scheduling to ensure long-lead items arrive on time.

Safety & Compliance (HSE):

Daily site inspections to ensure zero-incident environments.

Phase 4

Monitoring, Control & Reporting

Transparency is the hallmark of Project 9. We ensure the client is never in the dark.

Cost Control:

Weekly tracking of variations and progress claims to ensure the project remains within the approved CAPEX.

Quality Assurance (QA/QC):

Frequent “snagging” throughout the build and not at the end.

Stakeholder Communication:

Leading weekly progress meetings with landlords, designers, and client.

Phase 5

Handover & Close-out

A successful project is one that transitions seamlessly into operations.

Testing & Commissioning (T&C)

Full stress-testing of electrical, HVAC, and fire systems.

Statutory Clearances

Securing the Certificate of Statutory Completion (CSC) or equivalent local occupancy permits.

Defects Liability Period (DLP)

Managing the post-handover period to ensure any minor issues are rectified immediately.

As-Built Documentation

(04)

Handing over a complete digital “Operations & Maintenance” manual for the client team.
